Energy conservation: Good for the soul and the budget

How energy efficiency practices and programs are generating revenue for churches.

A church is intended to be a house of worship and place of comfort, but in many aspects, it must be run as a business. In order to provide services for parishioners, funds for ministry and pay operating expenses, the budget must be properly managed. Today, nearly every

“After the initial review, it was predicted our church would save between 26 to 34 percent on our current electric bills,” says Senior Pastor Gregg Simmons, noting the 50,000-square-foot church will achieve these savings as a result of air conditioning and heating improvements, upgraded electric meters, and better temperature controls in multiple locations.  “The best news is that it cost us nothing, since all of our fees are paid out of our energy savings,” he says.

According to McDaniel, the April sales put Ideal Impact at approximately $52 million towards its goal of generating $1 billion for Christian ministry through energy savings dollars.

Energy solutions company generates cash for ministries

 

 

It was like a light bulb coming on in Wes McDaniel’s head.

A little over a year ago, the 53-year-old entrepreneur saw a better way to give back from his successful career in the energy savings industry.

McDaniel launched his fourth energy savings startup, Ideal Impact Inc., a niche business that works with congregations and faith-based schools, nonprofits and companies to reduce their energy consumption and create a new revenue source. By implementing a proactive, customized energy efficiency plan, along with energy education training and coaching, Ideal Impact is able to generate surplus funds that can be allocated for other purposes and provide needed facility improvements – all while creating a positive impact on the environment, he said.

“You get all the improvements, the training, the savings and can spend the savings on your core mission or an annuity or other revenue making investment that will help sustain you for many years,” McDaniel said. “It’s kind of a no-brainer.”

Since opening its doors in March 2009, the Grapevine-based employee-owned business already has exceeded its first-year sales goal of $1 million and its financial projections.  Ideal Impact currently has a staff of 17 energy professionals – about one-third of them worked for him previously, McDaniel said – and plans call for more to be added as well as additional office space.

With a goal to generate $1 billion for ministry purposes by 2013, McDaniel estimates his company will yield about $16 million in energy savings during the next 20 years from the 23 customers already signed on. Clients include area churches, faith-related schools and headquarters for the Southern Baptists of Texas Convention (SBTC) and Bill Glass Champions for Life.

“We’re really blessed to be so far ahead of our goals. We’ve done twice what we anticipated. The right people have come to work at the right time and we’ve been fortunate with our clients,” McDaniel said. “Because our mission is well-defined – our business is to generate funds for use in other budget areas – we have been very successful in our sales goals. I think we’ll have enough agreements in place that over a period of 20 years it will generate $40 billion in savings. Nobody that I know of is doing anything similar to this.”

A native of Fort Worth, McDaniel graduated from the University of Texas at Arlington with a bachelor’s degree in electrical engineering.  After designing pacemakers for a time, he began his career in the energy efficiency field in 1979, working at Johnson Controls Inc. He left and started a small company he later sold and returned to Johnson in the late ‘80s, where he managed a new division called energy services, a concept that morphed into energy performance contracting, also known as guaranteed energy savings.

McDaniel left Johnson in 1992 and went to work for Control Systems International Inc., a maker of computerized energy management systems. McDaniel started a new division for CSI, again managing guaranteed energy savings projects globally. CSI was sold to industry giant Schneider Electric in 2003. McDaniel left in February 2009 to launch Ideal Impact.

“My wife said, ‘Wait a minute. We’re in the middle of a recession. They want you to stay and retire from the company.’ I was on the executive team of a $25 billion company in 180 countries and I chose to leave,” McDaniel said. “It’s a good company and it was a good 16 years there but I felt like God was calling me to do something different. So I started Ideal Impact. I’m focusing on the ministry side of it because there’s so much savings to be had there that it makes sense to use it for their core mission than to use it through energy.”

McDaniel said reducing operational costs and lowering utility expenses often are overlooked as ways to recoup budget funds. Using a proven performance contracting approach, Ideal Impact makes a systematic analysis of energy usage, operational equipment and occupant behavior and then develops a customized energy plan to decrease energy usage and improve comfort. Every aspect of a building – from HVAC mechanical equipment and temperature controls to electrical service and lighting retrofit – is inspected, repaired or upgraded. Monthly facility audits to determine savings are included in a three-year agreement as well as on-going training of staff.

What may be the too-good-to-be true part of Ideal Impact’s energy plan is that projects are a positive cash flow from the start with no up front costs or lease-purchase/loan to repay.

“We take all the risk for savings,” McDaniel said. “They don’t pay us a dime until they start saving energy and they usually start seeing savings within the first few months.”

Depending on a building’s energy problems, the improvements generally yield a 50 to 80 percent in savings, McDaniel said. Ideal Impact collects a percentage from the savings, and if a client happens to not see any savings, the improvements are theirs to keep and they owe Ideal Impact nothing. That hasn’t happened yet, McDaniel said.

The idea sparked Covenant Christian Academy’s attention. The Colleyville school signed on about six months ago.

“It’s ingenious and exceptional,” said Headmaster Keith Costello. “The services are tremendous and structured so that there is no actual outflow of cash from the start. We’ve already seen a significant amount of savings that is allowing us to redirect our savings to our missions. They’re also very big on coaching you along the way so you can see the redirection of those dollars. Their level of integrity and commitment, as well as their expertise, really sets them apart.”

Joe Davis, chief financial officer of the SBTC, said his administration facility’s energy savings agreement is projected to save about $518,000 over a 15-year period.

“This is the first time we’ve encountered someone who shares in the savings with us and asks for no payment up front. It’s very generous and we’re very pleased with the results we’ve seen,” Davis said .

McDaniel said today every business owner, school administrator and church leader is looking for new, non-traditional ways to generate revenue and his company offers the solution while at the same time provides for a cleaner environment.

“My passions for a long time have been saving energy in buildings, growing and developing people, growing and building organizations and missions and evangelism. This brings them all together. It’s so nice to have all your passions aligned,” he said.
